Guardrails for real estate agents
When you finish, you can avoid fair-housing, privacy and accuracy mistakes when using AI.
Stuck? Ask the AI tutorTreat everyone fairly
Most places have laws against discrimination in housing, such as fair-housing law in the US, and many countries have similar protections. Marketing, screening and advice must not favor or exclude people for protected reasons. AI can reproduce biased language it learned from old ads and online text.
Do not ask AI to describe the type of buyer a home suits. Do not ask it to rank neighborhoods by who lives there. Do not use it to steer clients toward or away from areas. Follow your local rules and your broker's guidance.
Privacy of clients and tenants
Never put clients' names, contact details, financial information, ID documents, mortgage approvals or personal circumstances into an unapproved consumer AI tool. Sellers' reasons for selling, buyers' budgets and tenants' details are private.
Privacy and data-protection laws apply in many places, such as the GDPR in Europe. Follow your employer's or broker's policy. If you collect sign-ins or leads, handle them according to local law and tell people how you will use their information.
Accuracy and honest advertising
False or misleading claims about size, condition, views, schools, flood risk, noise or neighborhood can harm buyers and expose you to complaints or legal trouble. AI tools may invent school ratings, commute times or crime descriptions. Never publish a claim you cannot support from an official or reliable source.
AI image tools can change photos. Edited or generated images that misrepresent a property can be deceptive. Follow your local rules on virtual staging and image editing, and label changes clearly.
Not legal or financial advice, and when to say no
Agents often explain contracts and processes, but legal, tax and mortgage advice belong to licensed professionals in most places. Use AI for plain-language explanations, and send clients to lawyers, lenders or advisors for advice. This course is not legal advice.
Say no when asked to use AI to screen applicants by protected traits, to generate unverifiable claims or to paste a client file into an unapproved tool. A short line helps: “I will use it for a draft and check every fact before it goes out.”
Practice now
- Collect five phrases from old listings and rewrite them to describe the property only.
- List the client details you handle and mark which never go into an unapproved tool.
Use any AI assistant you have. Do not paste private, client or patient information into it.
